Refurbishment of Ground Floor Toilets & Cloakroom at Cornerstone Arts Centre, Didcot

Overview

South Oxfordshire District Council (SODC) is seeking to appoint a suitably competent Contractor to carry out internal refurbishment works to national building specifications and standards, at The Cornerstone Arts Centre located in Didcot, Oxfordshire. The Cornerstone is a municipal multi-purpose arts and community venue, owned and managed by SODC. It is located in the heart of Didcot town centre, adjacent to the popular Orchard Shopping Centre. The premises is staffed from 10:00 to 23:00, Monday to Saturday. It is open to the public on these days, with ticketed shows taking place in the evenings and other community-based hire functions throughout the day. It is principally closed on Sundays, though may open on an infrequent basis for shows if required. The premises was constructed in 2007/08 and comprises of three storeys, accommodating a ground floor café and various exhibition rooms, toilets, cloakroom, offices, auditorium and smaller multi-functional rooms. The premises is constructed on an incline so that there is a lower ground, upper ground and 1st floor areas. The floors are linked via a staircase that ascends from lower ground floor to the upper floors. The stair is open to the lower ground floor café and exhibition spaces. The café and exhibition spaces are popular with the local community and visitors alike, attracting busy lunchtime trade as well as during evening performances and events. The ground floor toilets and cloakroom require upgrading to improve general decorative order, functionality and accessibility. The Works briefly comprises of: Male Toilet: to include; localised damp-proofing, installation of PVC wall cladding to all walls, minor electrical works, cleaning and pressure testing of the IPS, cosmetic improvements to sink area, general painting and decorating. Female Toilet: to include; localised damp-proofing, installation of PVC wall cladding to all walls, minor electrical works, cleaning of IPS, cosmetic improvements to sink area, general painting and decorating, installation of new ceiling. Disabled Toilet: to include the re-decoration of ground floor disabled toilet facility (woodwork and ceiling). Removal of secondary toilet and associated pipework/boxing. Replacement flooring. Removal of tile finishes and installation of new PVC wall cladding. Minor electrical works. Cleaning and pressure testing of the IPS system. Ground floor Cloak Room Area: To include; removal of existing counter in current cloakroom. Painting of floor. Create new cloakroom in adjacent understairs alcove complete with storage, modified counter and new electric roller shutter. Minor electrical works, painting and decorating. Tenderers should note that the above is not an exhaustive list and should include for any additional items of work as identified in the specification, tender drawings, schedule of works and other tender supporting documents, that is not specifically mentioned or listed above but will be required in order to complete the Works as necessary. The successful Contractor must demonstrate their ability to provide the services required, conformation to current appropriate legislation, as well as all other relevant health and safety regulations. The successful Contractor must provide a suitably trained workforce that has experience and knowledge of the Works required to be undertaken. The successful Contractor is to provide all labour, materials, plant/equipment, and other items necessary for the proper execution of the Works, in its entirety.
