How it works
- Income is places multiplied by the weekly fee multiplied by the occupancy percentage.
- Staffing cost is weekly care hours multiplied by the pay rate, uplifted for employer costs.
- Other running costs are added as a weekly figure covering food, utilities, consumables and management.
- Profit and margin are shown weekly and annualised across 52 weeks.
Worked UK example
Twelve places at 950 a week, 90% occupancy, 420 care hours a week at 13.00 with 24% employer costs, and 2,200 a week of other costs.
- Weekly income: 12 x 950 x 0.90 = 10,260.
- Loaded pay rate: 16.12. Staffing: 420 x 16.12 = 6,770.
- Other costs: 2,200. Total: 8,970.
About 1,290 a week of profit, roughly 67,000 a year, and a margin near 13% that falls sharply if occupancy drops.
Understanding your result
Occupancy is the most sensitive input in the whole model. Run it again at 80% and see how much profit survives. Agency usage is the second: if you cover gaps with agency staff at a premium, the loaded pay rate you entered is optimistic and the real margin is lower.
Frequently asked questions
- Does this cover local authority fee rates?
- It works with whatever weekly fee you enter, whether that is a local authority rate, a continuing healthcare rate or a private fee.
- How should I treat agency cover?
- Either raise the employer cost uplift or add an agency allowance into other weekly costs.
- Is this regulatory advice?
- No. It is a financial planning estimate only and says nothing about registration, staffing ratios or standards of care.
